Sellers typically pay 6% in agent commissions (3% to the listing agent and 3% to the buying agent) when selling their home. 

However, as your listing agent, I’ll sell for your home for 1%.  You'd save 2% in commissions over other full-commission listing agents.

Another way to think of it...

If we listed your home and received an offer, your net offer would be 2% higher (several thousands) compared to another similar offer with a full-commission agent (assuming all other factors the same).    

 

Consider this:  Local realtors use the SAME Central Texas Multiple Listing Service (MLS) database.  Once posted in the MLS, listings are imported to real-estate websites.  Buyers and agents are able to see listings online via the MLS and many websites.  Houses are often under contract in just a few days (sometimes with multiple offers), so WHY SPEND EXTRA on commissions? 

 

For a $475k home, you may hire me for $4,750 or a full-commission agent for $14,250 - nearly $10,000 more.

  • If selling, your home will be listed the Austin-area Multiple Listing Service (MLS) and many popular real estate websites (i.e. Zillow, Realtor.com, etc).  You'll gain maximum exposure; buyers and agents both search for homes from the MLS and real estate websites.  
  • We’ll consult a Comparative Market Analysis (CMA) and market data, as well as review your homes' features, upgrades, area, school district and other factors to determine your optimal selling price.  
  • We'll use an advanced, user-friendly, convenient and free e-signature contract software to sign paperwork by email (essential when negotiating contracts and time-sensitive documents).
  • Together we’ll review strategies, loan and financing issues, offers, contracts, negotiations, amendments, disclosures, and addendums while working with lenders, contractors, title companies, etc.  
  • With my services, you'll have access to comprehensive housing data from the Austin-area MLS and other resources, including property reports, tax appraisals, market data, school rating and related information for your real estate needs.
  • Using MLS software, both buyers and sellers receive customized MLS search results showing area activity daily.  You'll receive automated reports (for a defined area and set criteria) anytime new homes are listed, go under contract, change prices or are sold.  You'll be able to track your area(s) of interest and see the latest activity all by email.

  • For sellers, I email lockbox activity reports indicating agent activity - know who showed your home and when.

Over ten years ago, after working for nearly the largest realty companies, I decided to switch brokers to be able to discount my services.  Since then, I've been able to reduce costs, use several technological tools, and enhance processes all while under a different agent/broker than before.

I use the latest contract software (DocuSign), developed contract templates, and utilize MLS research and reports extensively.  I prepare and finalize required promulgated contract forms and other documents for clients using e-signature software; clients may sign by e-mail if they prefer.  

Using these tools keep costs down and also help with negotiating and finalizing contract forms efficiently.  The advanced tools also minimize a lot of the back-and-forth and can help with analysis and decision-making.

We'll work through the process closely as we submit and receive offers, evaluate our options, negotiate contracts and amendments, and interact with others involved in the process including title companies, lenders, inspectors, appraisers, and others.
